Dilapidation Reports

A Dilapidation Report and Survey provides a record of the existing building defects of properties, and is typically carried out prior to the commencement of construction works on existing adjacent properties or proposed construction sites. The Dilapidation report catalogues existing building defects, documenting them with photographs, both internally and externally, effectively creating a ‘snapshot in time’ of the state of the property.

 

During construction, there is the potential for the subject or neighbouring properties to sustain damage, typically minor cracking or other issues related to vibration, or other causes. In order to mitigate potential future disputes or spurious claims for damages, either the property owners and/or the Developers or Builders may wish to commission such a dilapidation inspection report.

Also, it is common that as part of their Development Application conditions for new buildings, Councils require a Dilapidation Report to be carried out on adjoining properties to the construction site and/or on Council assets and property i.e. the roadway, footpaths, kerbs and gutters etc.

Our Dilapidation Inspection Reports and surveys provide a detailed schedule of the condition of the property at the time of the inspection, recording each pre-existing building defect together with a photographic record, and sketches if required. If requested, we can provide a video recording to accompany the dilapidation report.

A second Dilapidation Report can be carried out following the completion of the construction works and compared to the initial report to determine whether any damage has occurred to the property since the commencement of the new building work, or was pre-existing.

To assist, we can contact the owners and neighbours and arrange access to inspect the properties requiring a dilapidation report. If there is more than one property to inspect, we will ideally arrange access to all the properties in the one site visit, but if this is not possible, it may be necessary to carry out more than the one visit to site.
